Rights Outside the Contract
Following the contract you have made by renting out your house, certain rights arise according to the law of obligations and your tenant is obliged to meet these rights until the end. Host Rights
Your tenant is basically obliged to pay his rent according to the law of obligations. According to the Law of Obligations, if your tenant does not pay his rent or pays incompletely or delays it illegally, you have the right to terminate the contract. If there is no contrary clause in the contract, you should deposit your rent to the account number you will determine at the end of each month. If your tenant does not pay his rent or does not meet the household expenses he is obliged to pay, you can terminate the rental agreement. In cases where permanent changes are requested on the residence, the tenant must obtain written permission from the landlord. The tenant is obliged to deliver the house or workplace he received, in the same way as he received it, but is not responsible for wear due to use. The tenant should also take due care of the property and not disturb the environment / get along well. Otherwise, the landlord has the right to terminate the lease. You can resolve the disputes that may arise with your tenant while making and following the rental agreement, terminate your agreement if the contractual obligations are not fulfilled, and after notifying this in writing, you will have the right to request his eviction within the legal period.
