Real estate investments have become one of the most popular investment types today. Real estate valuation is of great importance in order to minimize the risk of these investments and make the right decision. In this article, we will examine real estate valuation processes and standards in detail.

What is Real Estate Valuation?

Real estate valuation is the process of determining the most probable value of a real estate on a specific date, for a specific purpose, and under a specific market condition. This value is determined by considering the physical properties, location, market conditions and other factors of the real estate.

Real Estate Valuation Process

The real estate valuation process generally consists of the following stages:

Definition and Information Gathering: Information is collected about the type, location, physical properties, legal status and market conditions of the real estate to be valued.
Analysis: The information collected is analyzed and all factors that may affect the value of the real estate are evaluated.
Approach Selection: The most appropriate approach for valuation is selected. Generally, three main valuation approaches are used:
Market Approach: Valuation is based on the sales prices of properties with similar characteristics.
Cost Approach: Valuation is based on the cost of rebuilding or purchasing the property.
Income Approach: Valuation is based on the future income potential of the property.
Value Estimation: Separate value estimates are made for each selected approach.
Reconciliation and Conclusion: Values obtained from different approaches are reconciled and the final value is determined.
Reporting: The valuation process and results are presented in detail in a report.

Real Estate Valuation Standards

International and national standards have been established in the real estate valuation profession to obtain objective, consistent and reliable results. These standards define the basic principles and methodologies that valuation experts must follow. Real estate valuation standards in Turkey are based on the International Valuation Standards (UDS) determined by the Capital Markets Board (CMB).
